Boeing Headquarters, Chicago, Illinois
NexGen Principals were directly responsible for the creation of and the financial structuring of the financial incentive package that the City of Chicago and The Department of Commerce and Community Affairs (DCCA) offered Boeing to attract its headquarters to Chicago. Upon the direct recommendation of NexGen Principals, the City and DCCA offered a structured financial incentive package that won the Boeing Headquarters for the City of Chicago. NexGen Principals received a congratulatory letter from Mayor Daley for their efforts.
Site Redevelopment Strategy and Incentive Packaging for Ford Motor Company, Chicago, Illinois
Principals of NexGen worked with the City and DCCA to prepare a strategy and a site incentive package for a potential 500-acre brownfield redevelopment to attract over 1,000 new jobs to the City of Chicago. The package includes site development, infrastructure and access, business costs, and workforce development incentives. An analysis of the business location advantages of the Chicago area was conducting, including: Chicago’s industrial market, population and employment base, availability of labor, productivity of labor, transportation network, and business tax advantages. Ford decided to locate its new facility and captive supplier park in the City of Chicago as a result of our effort.

Principals of NexGen were directly responsible for the Economic Development Plan for designation as an Economic Development Area and use of Tax Increment Financing.
Mixed Use Development, Waukegan, Illinois
Principals of NexGen were directly responsible to advise on the structure of the Redevelopment Project Area, perform the Eligibility Report and Redevelopment Plan and Project and perform projections of the incremental taxes that will be generated from the proposed development.

Principals of NexGen were directly responsible by a real estate developer to advise them as to the legal and financial structure of tax increment financing as it relates to a Riverfront housing development. NexGen Principals were also members of the financial team to assist Cincinnati and the developer develop an overall financing strategy, including TIF, and assist in the implementation of all public and private financing strategies.

Principals of NexGen prepared the Eligibility Report and Redevelopment Plan and Project for a 90-acre redevelopment area. The report was used to establish a tax TIF District to support the development of a new manufacturing/distribution facility for job creation and retention, and elimination of blight.
